Growth

Arizona gained 129,558 people between July 1, 2019 and July 1, 2020. It is estimated by 2040 the city will have added over 2M additional people, that is the size of Austin MSA or Las Vegas MSA.

Jobs

Arizona recorded the third-highest job growth in the nation for 2020.  Where there are jobs there needs to be housing.

Supply

Between now and 2030, Metro Phoenix will need to build 10,736 new apartment homes each year to accommodate population and household growth. It is estimated that the market has a current deficit of 32,000 units.

Absorption

Phoenix had a record level of absorption in 2020 and the lowest vacancy in over 20 years of 4.8%.
